Paul Schwartz, serves as of counsel in Goodwin's Real Estate Industry group with more than 30 years’ experience, concentrates on private market finance with an emphasis on the real estate investment industry, including collective investment vehicles, organization of managers, incentive compensation, compliance and investment transactions. He has been selected for inclusion in Chambers USA, which singled him out as “a dean of the real estate investment space."
Mr. Schwartz has experience with integrating the UBTI, REIT and other tax, ERISA, Investment Advisers Act, Investment Company Act, and other securities law aspects of investments by a wide range of U.S. and non-U.S. institutional investors. He also has broad experience in fund formations, real estate investment transactions and investment restructurings.
Mr. Schwartz is co-chair of Goodwin’s Real Estate Private Investment Funds practice. Previously he was chair of its Real Estate Investment Management practice and co-chair of its Real Estate, REITs & Real Estate Capital Markets group. He is a member of the firm's Private Investment Funds, Real Estate Investment Management and Real Estate Securities practices.
Experience
Mr. Schwartz has been involved in the formation of investment funds organized as partnerships, REITs and regulated investment companies, as well as funds with multiple tiers and feeders; the organization and recapitalization of office, retail, apartment and service companies; and numerous investments for both taxable and tax-exempt investors. He has represented USAA Real Estate Company, BlackRock Real Estate Advisors, Guggenheim Real Estate, Menlo Realty, The Wolff Company, CapRidge Partners and others in in the formation of a variety of open end and closed end real estate funds.
Outside of the real estate industry, he has handled a variety of novel collaborative business ventures involving the development, licensing and commercialization of intellectual property.

Mr. Schwartz is the firm's voting member of the Pension Real Estate Association. He is also a member of the National Advisory Committee of the Union of Concerned Scientists.
